The Valley: Mission Valley Mall’s Next Chapter
If you’ve been around San Diego long enough, you probably remember the days when Mission Valley Mall was the place to shop, grab dinner, and catch a movie. Over time, though, the old-school mall vibe started to fade, and it was clear the space needed a new life. Well, that new life is here—and it’s called The Valley.
A Change in Ownership
In 2023, Westfield sold off the property, splitting it between two groups. The east side (where the open-air shops and dining are) was picked up by Lowe Enterprises out of L.A. and Real Capital Solutions from Colorado. The west side, home to the bigger-box stores, was scooped up by local investors Sunbelt Investment Holdings. With that change, the Westfield name officially disappeared, and the rebranding to “The Valley” began.
What’s Coming
The vision for The Valley is less “traditional mall” and more modern lifestyle district—the kind of place where you can shop, eat, live, and just hang out. Here’s a peek at what’s in the works:
-
Housing: Around 650 new apartments will be added in two residential buildings, built over areas that used to be surface parking.
-
Shops & Restaurants: Don’t worry, favorites like Target, Nordstrom Rack, AMC Theatres, and Yard House are sticking around. They’ll be joined by updated retail and dining options.
-
Social Spaces: Expect new promenades, plazas, and outdoor gathering spots designed to make the property more walkable and inviting.
Part of a Bigger Picture
The Valley’s facelift is just one piece of Mission Valley’s bigger transformation. Between the massive Riverwalk San Diego project (bringing thousands of homes, parks, and even a new trolley stop) and new residential communities popping up everywhere, the area is moving away from its car-centric past and evolving into a true live-work-play hub.
Why It Matters
San Diego is in desperate need of housing, and projects like this are helping fill the gap while also keeping the neighborhood relevant and vibrant. Instead of being a relic of the mall era, The Valley is being reshaped into something that matches the way people actually live today.
