How Did We Get $151,000 Over Asking?

Even though the market is hot, and most homes are selling quickly, it is still critical to work with an experienced agent who has a proven strategy. With this recent sale at 7845 Modern Oasis, we were able to get +$145,000 over the highest sale ever within the community of Origen! Prior to our sale, the previous record was at $1,005,000. So how did we do it?

During our initial consultation we walked through our client’s home with them to discussed ways to declutter and depersonalize it. When selling a home, this step is critical because you want potential buyers to feel at ease the moment they walk in the door and imagine it as their own. We also suggested that the house be deep cleaned, the windows be washed, and touch-up paint be applied throughout the house. Our clients were able to utilize Compass Concierge which allows them to update their homes at no initial costs out of pocket. The proceeds gets taken out at the end of the transaction.

Marketing Your Home

Once the house was finished, we met with our photographer and carefully selected specific angles of the house to photograph that would have the greatest impact on potential buyers. From there we wrote a blog with a custom URL attached to it for easy access to key information on the home. Not including the various print material we provide on the house that potential buyers can take home with them from the open house.

We Catered Donuts!

Catering donuts from Donut, Hello at our first open house was one of the most successful aspects of the event. We invited all the neighbors to come over and hang out with us. Neighbors enjoy chatting with one another and discussing the community, which leads to everyone congregating and chatting. This gives potential buyers a sense of belonging while also bringing out their competitive side because they can see how many people are interested in purchasing the property. This resulted in 14 offers and the home being sold for significantly more than the asking price.
