Civita Market Update July 2026
July brought another shift in the Civita housing market. Inventory tightened, new listings slowed, and closed sales outpaced the number of new homes coming to market. At the same time, homes took longer to sell, reinforcing that buyers remain active but selective when deciding where they see value.
What stood out this month
Active inventory dropped from 29 listings in June to 20 in July, while months supply declined from 7.1 to 6.0. Only 5 new listings came to market during the month compared with 7 closed sales, which helped reduce the amount of available inventory across Civita.
Pricing remained strong. The average sales price increased to $1,251,600, while the median reached $1,220,000. Average price per square foot came in at $697 and the median finished at $679, showing that pricing continues to vary depending on floor plan, condition, location, and the specific homes that close each month.
Market time moved higher, with an average of 57 days and a median of 62 days. That is an important reminder that lower inventory does not automatically mean every home will sell quickly. Buyers continue to compare their options carefully, making realistic pricing and strong presentation especially important.

Curious where your home fits in today’s market?
In Civita, pricing is rarely just about square footage. Floor plan, view, privacy, upgrades, and exact location within the community can all impact value in a meaningful way.
Even with inventory declining in July, buyers remain selective and are comparing homes carefully. Understanding how your property stacks up against both current competition and recent sales can make a meaningful difference when determining value.
