Civita Market Update August 2026

August brought another change in direction for the Civita housing market. Inventory increased, more homes came to market, and pending activity improved, while closed sales slowed considerably compared with July. The result was a month that gave buyers more options and reinforced the importance of realistic pricing for sellers.

What stood out this month

Active inventory increased from 20 listings in July to 27 in August, while months supply rose from 6.0 to 7.9. New listings also picked back up, with 14 homes coming to market compared with only 5 in July.

Pending activity improved from 1 listing in July to 4 in August, which shows that buyers are still engaging with the market. Closed sales, however, slowed to 1 during the month after 7 closings in July. With more homes available and fewer completed sales, buyers had more choices to compare.

Pricing remained relatively steady, with an average sales price of $1,251,600 and a median of $1,220,000. Market time remained elevated at an average of 57 days and a median of 62 days, while the average list to sales price held at 96.2%. Buyers continue to be selective, making realistic pricing and strong presentation especially important.

Average vs Median Sales Price

The average sales price came in at $1,251,600 in August, while the median sales price was $1,220,000. Pricing remained relatively close to July levels, even as inventory increased and overall sales activity slowed during the month.

Pricing

Average vs Median Price Per Square Foot

Average price per square foot came in at $697, while the median was $676. As always in Civita, differences in floor plan, size, condition, view, and location within the community can create meaningful variation from one sale to another.

Market Pace

Average vs Median Market Time

Market time held at an average of 57 days and a median of 62 days. Homes are taking longer to sell than they were earlier in the year, which continues to reward sellers who price appropriately from the beginning.

Negotiation

Average List to Sales Price

The average list to sales price remained at 96.2% in August. Buyers continue to negotiate, particularly when a home has been on the market for an extended period or is competing with several similar properties.

Inventory

Months Supply of Inventory

Months supply increased from 6.0 in July to 7.9 in August. The rise reflects a combination of additional inventory coming to market and slower closed-sale activity during the month.

Activity

Sales vs New Listings

New listing activity increased sharply in August, with 14 homes coming to market compared with 1 closed sale. That imbalance helped increase the amount of available inventory heading into September.

Inventory

Active vs Pending Listings

Active inventory increased to 27 homes, while pending activity improved to 4 listings. The increase in pending contracts is encouraging, but buyers still have considerably more inventory to choose from than they did earlier in the year.

Volume

Sales Volume

August sales volume was reported at $6,258,000. Monthly volume can move significantly depending on the number, size, and price range of the homes included in the monthly data, so I look at this alongside inventory, pending activity, and the broader sales trends rather than on its own.

Two-Month Market Snapshot

The charts above show month-by-month Civita market activity through August. The snapshot below takes a broader look at July and August closed and pending activity, along with the homes currently competing for buyers in Civita.

Six homes closed during July and August, with an average sales price of $1,351,333 and an average of 47 days on market. Two additional homes went pending during August. Current active inventory remains considerably larger, giving buyers a wider range of options to compare.

Status Count Avg Size Avg DOM Avg Price Avg $/SF
Active 23 1,784 SF 59 $1,304,102 LP $733.13
Pending 2 1,818 SF 40 $1,222,450 LP $682.26
Sold 6 1,898 SF 47 $1,351,333 SP $715.20

One thing that stands out is the amount of current competition relative to recent sales. Active homes are averaging 59 days on market, while the six homes that sold during July and August averaged 47 days. With buyers having more choices, pricing, condition, and presentation remain especially important for sellers.

Curious where your home fits in today’s market?

In Civita, pricing is rarely just about square footage. Floor plan, view, privacy, upgrades, and exact location within the community can all impact value in a meaningful way.

August brought more inventory and more choices for buyers, which makes it even more important to understand how a home compares with both recent sales and the properties currently on the market.

If you are thinking about selling or simply want a clearer picture of where your home stands, I am always happy to walk through it with you.
