Civita Market Update April 2026
April showed a continued shift in the Civita market. Inventory moved higher, months supply increased, and buyers remained selective. While there was only one closed sale during the month, the broader activity points to a market where pricing, presentation, and strategy are becoming even more important.
What stood out this month
There were 22 active listings in April, up from 20 in March, while months supply of inventory increased from 6.3 to 7.3. That is a meaningful amount of inventory for Civita and gives buyers more options than they had during tighter periods of the market.
April had only 1 closed sale, which means the monthly pricing data should be read carefully. That sale closed at $965,000, with both the average and median sales price landing at the same number. Price per square foot also came in at $656 for both the average and median.
The one bright spot in the April data was market time. The closed sale went under contract quickly, with both average and median market time at 13 days. That tells us buyers are still moving when the right home is priced and positioned well. The challenge is that not every listing is seeing that same level of urgency.
April 2026 at a glance
Average vs Median Sales Price
April pricing was based on just one closed sale, so the monthly number should be viewed with context. The broader trend shows pricing moving unevenly as buyers become more selective.
Average vs Median Price Per Square Foot
Price per square foot came in lower in April, but with only one closing, this is more of a snapshot than a full market reset.
Average vs Median Market Time
The April closing moved quickly, which shows that demand still exists for well positioned homes. Even in a more selective market, the right listing can still attract attention.
Average List to Sales Price
April’s closed sale finished above list price, but with only one sale, this should not be read as a broad market-wide trend. It does reinforce that strong positioning still matters.
Months Supply of Inventory
Months supply increased again in April, giving buyers more options and creating a more competitive environment for sellers.
Sales vs New Listings
New listings continued to outpace closed sales in April, which helped push inventory higher across Civita.
Active vs Pending Listings
Active inventory increased while pending activity remained modest. Buyers are still in the market, but they are moving carefully.
Sales Volume
Sales volume pulled back in April because there was only one closed sale. In a smaller community like Civita, monthly volume can move sharply based on just a few transactions.
Recent active, pending, and sold snapshot
Looking beyond the monthly chart trends, the most recent 60 day snapshot shows 20 active listings, 4 pending listings, and 4 sold homes across Civita. Active inventory remains elevated compared with the number of homes closing, which points to a more selective and competitive market.
| Status | Count | Avg Size | Avg DOM | Avg Price | Avg $/SF |
|---|---|---|---|---|---|
| Active | 20 | 1,929 SF | 52 | $1,363,040 LP | $709.92 |
| Pending | 4 | 1,355 SF | 60 | $941,000 LP | $700.85 |
| Sold | 4 | 1,619 SF | 111 | $1,149,150 SP | $702.61 |
The active listings are averaging a higher price point than both the pending and sold homes, which may suggest that buyers are being more price sensitive at the upper end of the market. Sold homes averaged 111 days on market over this period, another reminder that pricing and presentation are playing a larger role right now.
