September 2023 Housing Update – Civita in Mission Valley

In the last 60 days, Civita’s housing inventory has remained low, leaving only four homes available for purchase. During this period, the market has witnessed the successful sale of eight properties, while four more are pending. Sold homes boasted prices ranging from $960,000 to $1,510,000, spending an average of just 35 days on the market. The remaining four homes, currently listed for sale, are priced between $1,050,000 and $1,620,000, with an average market presence of 31 days.

Accurately priced Civita homes continue to command attention, often finding buyers within a week or less of listing. Among homes currently under contract, the majority spent less than a week on the market. While those still available have lingered slightly longer, with the highest at 87 days and the lowest at just 5 days. In this dynamic market, pricing your property appropriately is paramount. Notably, many recent sales stem from homeowners leveraging their existing equity to invest in new opportunities.
