Know Your Homes True Value

Active Listings: Supply Is Ticking Up

  • October: 20 active listings

  • September: 18 active listings

  • Change: ⬆️ Slight increase in inventory

While we’re not seeing a flood of new listings, inventory has been gradually climbing since summer. This increase gives buyers more options and slightly softens seller leverage, particularly in less updated or overpriced units.

Pending Sales: Drop-Off Suggests Slower Buyer Commitment

  • October: 4 homes in escrow

  • September: 8 homes in escrow

  • Change: ⬇️ 50% fewer pending homes

This drop indicates a slower pace of accepted offers heading into Q4. Whether it’s due to cautious buyers, interest rate sensitivity, or simply seasonal cooldown, it’s clear that homes are taking longer to go into escrow. This shift favors well-presented, competitively positioned homes more than ever.

Sold Homes: Fewer Closings, Stable Prices

  • October: 6 homes sold

  • September: 9 homes sold

  • Change: ⬇️ Sales volume down slightly

Despite the dip in volume, prices held steady:

  • October Average Sale Price: $1,267,333

  • September Average Sale Price: $1,271,667

  • Average $/SqFt: $719.79 in October vs $722.85 in September

We’re not seeing any sharp drops in home values yet—demand remains healthy, especially for homes that check all the right boxes.

Days on Market: Still Climbing

  • Average DOM (Sold):

    • October: 76 days

    • September: 64 days

  • Active Listings Avg DOM:

    • October: 68 days

    • September: 56 days

Homes are taking longer to sell, on average. Some properties have now sat on the market for over 200 days, which puts pressure on sellers who need to move.

What This Means for Buyers & Sellers

  • Buyers: You have more leverage right now—especially on homes that have been sitting. But don’t wait too long, as high-quality listings are still moving quickly.

  • Sellers: The market isn’t gone—it’s just more selective. Presentation, pricing, and timing are more important than ever.

Local Insight Matters More Than Ever

As always, understanding the micro-trends within Civita—whether it’s Lucent II vs Avella, or Promontory townhomes vs detached Apex homes—can make all the difference. If you’re thinking about making a move, I live here, I work here, and I’m always available to talk strategy.
