The Civita housing market is cooling slightly as we move into late spring. Although values remain historically strong, we’re seeing shifts that both buyers and sellers should be paying attention to.

📉 What’s Happening in the Civita Market?
There are clear signs that the Civita market is rebalancing. Active inventory remains relatively stable, but homes are taking longer to sell. The median days on market for active listings is now over five weeks, compared to less than a month earlier this year.
At the same time, sales prices are coming in below list price more often. In April, the average difference between list and sold price was minimal. However, in May, the average sold price was about $79,000 below the average list price—a shift that indicates buyers are negotiating more aggressively or waiting for price reductions.
🧭 Where Are We Headed?
If current trends continue, we may see even more price sensitivity over the summer, especially for homes priced above $1.3M. Buyers appear more deliberate, weighing their options instead of jumping into contracts right away.
That said, demand remains strong for well-priced homes, especially those with outdoor space, updated interiors, and desirable floorplans. We’re not seeing a full slowdown—just a cooling from the fast pace of 2023 and early 2024.
