🔎 What’s Happening in the Civita Market?

The number of active listings remains high for Civita, with 17 homes currently on the market—many sitting for over a month. The average days on market for active properties rose to 45, which is the highest we’ve seen this year.

At the same time, buyers are still writing offers, as reflected in 11 pending sales. However, most of these are homes that are priced well and present strong value. The median pending price per square foot has jumped to $836.76, suggesting buyers are willing to pay a premium—but only for the right homes.

On the closed sale side, values are holding firm. The average sold price came in at $1,264,157, down just slightly from spring highs. Notably, homes that were listed above market expectations often required longer days on market or price reductions to sell.

🧠 What This Means for Buyers and Sellers

For sellers, this is still a favorable market—but it’s no longer automatic. Pricing needs to be spot-on, and presentation matters more than ever. Overpricing will almost certainly lead to longer market times and missed opportunities.

For buyers, there’s more inventory to choose from, and the urgency seen in 2021–2023 has cooled. That said, competition is still strong for well-priced, well-located units, especially in the newer sections of Civita like Avella and Everly.

🌇 Why Local Knowledge Still Gives You an Edge

In a market as specialized as Civita—with multiple builders, styles, and micro-submarkets—working with someone who lives here and understands the nuances can save you both time and money. Whether you’re trying to price competitively or spot a great deal before others do, that insight makes a difference.
