🧭 What’s Happening in Civita Right Now?
Civita’s inventory continues to grow, with 19 homes currently on the market—several of which have been listed for 40+ days. The average price per square foot for active listings has dropped slightly, while time on market continues to climb, signaling increased caution from buyers.
On the pending side, buyers are still engaging with homes that are priced competitively and offer high quality. The average pending price per square foot rose to over $790, showing that serious buyers are willing to pay a premium for value.
Sold home prices held steady compared to June, but sellers who overprice are seeing their listings linger. Properties that sell quickly tend to have modern finishes, efficient layouts, or desirable views—especially in communities like Everly, Avella, and Frame & Focus.
🧠 What This Means for You
For sellers, the market remains strong—but not forgiving. Overpricing leads to increased time on market, and price reductions are becoming more common. Staging, strategic pricing, and early marketing matter more now than they did last year.
For buyers, July offered a more balanced market with growing inventory and some room for negotiation. However, highly desirable properties are still moving fast—often near or above asking.
🏘️ Why Local Experience Still Gives You an Edge
Civita is unlike any other neighborhood in San Diego. With a wide range of builders, styles, and HOA structures, two homes that appear similar on paper can vary significantly in value.
Having someone on your side who actually lives in Civita—and tracks every floorplan, builder release, and pocket listing—gives you an advantage whether you’re buying or selling.
📍As Civita’s top-selling real estate agent for the past three years, I’d love to help you navigate this evolving market with confidence and clarity.
