Civita Market Update – January 2026
The new year kicked off with strong momentum in Civita’s real estate market. Nineteen homes closed escrow in January, up from 13 the month prior, and seven of those were in the Everly community, signaling robust demand for these newer, luxury townhomes. These sales helped lift the average sold price to $1,343,285, up slightly from December, with a consistent median of $1.3M and notable strength in the $1.7M to $1.98M range.
Inventory also rose to 13 active listings, pushing list price per square foot to an average of $734. Properties currently on the market range from $925K to $1.79M, with a median of $1.294M. Meanwhile, only one home went pending last month, suggesting buyers may be taking a slower start to the year, possibly due to interest rates or seasonality, but demand in desirable pockets like Everly remains clear.
With days on market for sold homes averaging 103 (and some listings sitting well over 200 days), sellers should remain mindful of pricing and presentation. Still, the recent cluster of successful closings, especially in the high-end segment, suggests renewed confidence in the neighborhood as we ease into 2026.
