January 2023 Housing Market – Civita in Mission Valley
Over the last month in Civita there has been 3 sale and 2 homes go are under contract. Currently, there are 5 homes for sale in Civita with an average price of $1,345,498. The number of sold homes has really taken a drop over the past couple months. Back in September 8 homes sold in an average of 25 days in the community.
Time on market has risen to its highest this year with an average of 74 days compared to just 6 days in August. There is an outliers which has been on the market for over 200 days. Removing that home from the data leaves the average market time at 46 days. There seemed to be a lot of potential buyers and sellers on the sidelines through the holidays. January and February should me more telling as to how the market is reacting to the current interest rates.
