🏡 Civita Market Update – December 2025

The Civita market wrapped up the year with steady momentum, closing out 2025 on a strong note. While overall activity levels were consistent with November, we saw a few key shifts in both pricing and buyer behavior — setting the tone for what could be an active start to 2026.

📊 Active Listings

  • Total Active Listings: 13 homes

  • Average List Price: $1,260,077

  • Average Price per Sq Ft: $708

  • Average Days on Market: 92

  • Price Range: $932,000 to $1,599,000

  • Median List Price: $1,199,000

Inventory levels remain consistent, with most listings concentrated in the $1.1M to $1.5M range. The average days on market ticked slightly up, signaling that buyers are being a bit more selective heading into the holidays — a seasonal trend we often see in December.

📌 Pending Sales

  • Total Pending Homes: 7

  • Average Pending Price: $1,382,129

  • Average Price per Sq Ft: $747

  • Median Price: $1,489,000

  • Average Days on Market (DOM): 77

Pending activity held firm compared to last month, with a few higher-end homes entering escrow. This kept the average pending price elevated, despite a mix of sizes and property types. Notably, one of the highest-priced listings in Civita at $1.94M is now pending, showing continued buyer appetite for premium properties.

✅ Sold Homes (Closed in Nov–Early Dec)

  • Total Closed Sales: 8

  • Average Sold Price: $1,158,250

  • Average Price per Sq Ft: $715

  • Median Sold Price: $1,149,500

  • Average DOM: 18

  • Price Range: $849,000 to $1,575,000

December sales showed healthy demand with 8 closings, including several around the $1.4M–$1.5M mark. That said, the average sales price dipped slightly from last month, and most homes sold below original list price — indicating buyers still have negotiating power, especially on homes that linger. The fast DOM of 18 days shows that well-priced homes are moving quickly.

🧠 Market Analysis

Compared to November, prices remained relatively stable, but there’s a noticeable gap between list and sold prices — particularly in the higher end of the market. While sellers are still pricing ambitiously, buyers are cautious and negotiating with confidence. Despite holiday season slowdowns, demand hasn’t disappeared, especially for move-in ready or recently upgraded homes.

As of now, there’s about 1.5 months of inventory, meaning Civita remains a strong seller’s market by definition. However, buyer psychology is more cautious — and price sensitivity is real.

🧭 Looking Ahead

With interest rates showing signs of easing and a strong start to the year historically common for Civita, we expect renewed buyer activity heading into January and February. If you’re thinking of listing in early 2026, now is the time to prepare — before competition ramps up.
