A Guide to Every Neighborhood in Civita: Comparing All 11 Communities

Civita may look like one connected neighborhood, but its 11 residential communities offer very different home styles, floor plans, locations, views, outdoor spaces, and ownership experiences.

I have lived in Civita since 2015 and have had the opportunity to spend time inside nearly every part of the community. One thing that becomes clear very quickly is that buying a home in Civita is not simply a matter of deciding whether you like Civita.

You also have to decide which type of home makes the most sense for you.

Some Civita communities offer single-level condominium living. Others feature traditional townhomes, private rooftop terraces, detached residences, larger floor plans, expansive views, or more intimate outdoor spaces.

Even communities that look similar from the outside can feel very different once you compare their layouts, parking, stairs, natural light, outdoor areas, and position within Civita.

This guide provides an honest overview of all 11 residential communities so you can better understand the differences before exploring individual floor plans or available homes.

A Quick Comparison of Civita’s Communities

This table provides a simple starting point. Square footage and bedroom ranges are approximate, and individual homes may vary based on the floor plan, builder options, or later modifications.

Community Home Style Bedrooms Approx. Size Notable Feature
Altana Single-family-style homes 3 1,668–2,180 SF Select rooftop decks
Apex Single-family homes 2–4 2,092–2,229 SF Elevated park and valley views
Avella Three-story townhomes 3–4 1,500–2,400 SF Private rooftop terraces
Elevate Single-level condos and penthouses 2–4 1,232–2,047 SF Single-level floor plans
Everly Three-story townhomes 3–4 1,458–2,301 SF Large decks off living areas
Frame & Focus Two-story townhomes 2–3 1,306–1,985 SF Private neighborhood pool
Lucent I Mid-rise condos 2–3 1,454–1,878 SF Open layouts and rooftop penthouses
Lucent II Mid-rise condos 2–3 1,454–1,878 SF Select Civita Park views
Marquee Townhomes 1–3 903–1,570 SF More efficient floor plans
Origen Townhomes 2–3 1,390–2,110 SF Sky Loft and Social Garden designs
Promontory Flats and multilevel homes 2–4 1,400–2,200 SF Elevated Mission Valley views
There is no single “best” community in Civita. The better question is which combination of layout, location, outdoor space, stairs, parking, and monthly cost best matches your priorities.
Single-Family-Style Living

Altana

Altana homes in the Civita community of Mission Valley San Diego

Altana is one of Civita’s smaller residential collections, with just 45 homes built by TRI Pointe Homes. Its limited size and position along Altana Way give it a more tucked-away feel than some of the larger communities.

The homes offer three-bedroom floor plans ranging from approximately 1,668 to 2,180 square feet. Depending on the residence, features may include a private rooftop deck, a balcony off the primary suite, open-concept living areas, and an attached two-car garage.

Altana has a stronger single-family-style presence than many of Civita’s townhome communities. The homes remain close together, as expected in a master-planned urban development, but the individual entrances and residential layout can feel more independent.

What stands out: Limited number of homes, three-bedroom layouts, select rooftop decks, and a more residential setting.

What to consider: Inventory can be limited, and outdoor space, views, and rooftop configurations vary by residence.

Elevated Single-Family Homes

Apex

Apex homes overlooking Civita in Mission Valley San Diego

Apex occupies one of the more elevated positions within Civita. Built by CalAtlantic Homes, the community includes 58 single-family residences with approximately 2,092 to 2,229 square feet.

The two-to-four-bedroom layouts are among the more substantial homes in Civita. Many include generous main living areas, private patios, attached two-car garages, and wide-opening doors that create a stronger connection between indoor and outdoor spaces.

Apex is also close to Civita Park and the dog park. Depending on the home’s position, buyers may find views toward the park, surrounding hillsides, or Mission Valley.

The elevated location is a major part of Apex’s appeal, but not every home has the same outlook. Orientation, neighboring buildings, patio positioning, and elevation should be evaluated individually.

What stands out: Larger single-family floor plans, patios, elevated positioning, and potential park or valley views.

What to consider: Views and privacy differ by lot, and availability can be limited due to the community’s size.

Rooftop Townhome Living

Avella

Avella townhomes with rooftop terraces in Civita San Diego

Avella is a Toll Brothers townhome community positioned near the center of Civita. Its location places residents close to Civita Park, the Recreation Center, neighborhood businesses, and the shopping centers along Friars Road.

The three-story homes range from approximately 1,500 to 2,400 square feet with three-to-four-bedroom layouts. One of Avella’s most recognizable features is the private rooftop terrace included with the homes.

Those rooftops can add a significant amount of usable outdoor space, but their outlooks differ. Some face open areas, the Recreation Center, hillsides, or sunsets, while others are oriented toward neighboring residences.

The three-story design also means stairs are a central part of daily life. In many floor plans, the kitchen and main living area are located on the second level, with bedrooms positioned above or below.

What stands out: Private rooftop terraces, contemporary finishes, and a central, connected location within Civita.

What to consider: Three levels of living, limited traditional yard space, and meaningful differences in rooftop orientation.

Single-Level Condo Living

Elevate

Elevate condominium community in Civita Mission Valley San Diego

Elevate offers something that is not always easy to find in Civita: spacious single-level floor plans.

Built by ColRich, Elevate includes two-to-four-bedroom residences ranging from approximately 1,232 to 2,047 square feet. Most homes combine their primary living spaces on one level with private decks and attached two-car parking.

The penthouse residences are the exception. These homes may include taller ceilings, an upstairs loft, and a large upper patio, creating a more dramatic layout while preserving most of the primary living space on the main floor.

Elevate’s position near Civita Park, the Recreation Center, and the center of the community makes it particularly convenient. As with any condominium building, buyers should evaluate the unit’s floor, exposure, shared walls, garage location, elevator access, and outlook.

What stands out: Single-level condo layouts, larger floor plans, private decks, and distinctive penthouse options.

What to consider: Some penthouses include stairs, and natural light, outlooks, and privacy vary by unit location.

Newer Townhome Design

Everly

Everly townhomes in the Civita community of Mission Valley San Diego

Everly is another Toll Brothers townhome community, but its layouts and outdoor spaces distinguish it from nearby Avella.

The three-story homes range from approximately 1,458 to 2,301 square feet with three-to-four-bedroom floor plans and attached two-car garages. Rather than rooftop terraces, Everly homes generally emphasize expansive decks extending from the main living level.

That creates a more direct indoor-outdoor connection because the exterior space is accessible from the kitchen or living room instead of requiring another trip upstairs.

Everly offers a newer-construction feel, contemporary finishes, and flexible layouts. Buyers should still consider how the three levels will function for them and carefully compare the position of the deck, nearby buildings, guest parking, and natural light.

What stands out: Newer townhomes, spacious decks off the main living area, and floor plans reaching approximately 2,301 square feet.

What to consider: Three-story layouts and differences in deck exposure, views, sunlight, and surrounding buildings.

Two Distinct Townhome Collections

Frame & Focus

Frame and Focus townhomes near the top of Civita in Mission Valley San Diego

Frame & Focus is positioned toward the top of Civita and feels more separated from the activity surrounding the park and central commercial areas.

Built by Shea Homes, the neighborhood includes approximately 140 two-story townhomes ranging from about 1,306 to 1,985 square feet. It is divided into two related but distinct housing styles.

Frame homes are generally oriented around motor courts and may include rear outdoor areas. Focus homes are more inward-facing and tend to feature front-yard-style patios or outdoor spaces.

Another meaningful difference is the neighborhood’s private pool, spa, and covered gathering area. Residents also retain access to Civita’s main Recreation Center.

Frame & Focus is one of the communities where buyers should pay close attention to the exact residence. Entry configuration, garage access, outdoor space, guest parking, and neighboring orientation can change substantially from one home to another.

What stands out: Two-story layouts, two distinct home collections, and a private neighborhood pool and spa.

What to consider: Frame and Focus homes have different entrances and outdoor arrangements, so they should not be treated as identical products.

Modern Mid-Rise Condos

Lucent I

Lucent I mid-rise condominium building in Civita San Diego

Lucent I provides a more traditional condominium experience within a modern mid-rise building.

The two-to-three-bedroom residences range from approximately 1,454 to 1,878 square feet. Many units include windows on multiple sides, open living areas, and private balconies, which can make the interiors feel brighter and more expansive than their square footage suggests.

Penthouse homes may include private rooftop patios with fireplaces, adding an outdoor living feature that is uncommon among Mission Valley condominiums.

Lucent I is centrally positioned within Civita but does not sit directly along the main edge of Civita Park. Depending on the unit, views may extend across the community or toward the Mission Valley skyline.

Unit orientation matters considerably here. Floor level, exposure, balcony position, elevator proximity, and neighboring development can all affect the experience.

What stands out: Spacious mid-rise condos, multiple exposures in many units, and select penthouses with rooftop patios.

What to consider: Views, sunlight, privacy, and proximity to shared building features vary by unit.

Park-Facing Condo Options

Lucent II

Lucent II condominium community overlooking Civita Park in San Diego

Lucent II shares many architectural and floor plan characteristics with Lucent I. It offers two-to-three-bedroom mid-rise condominiums ranging from approximately 1,454 to 1,878 square feet, along with private balconies and select penthouse rooftop patios.

The main distinction is location and orientation. Select Lucent II residences overlook Civita Park and the surrounding landscaping, creating a more direct visual connection to the center of the community.

That does not mean every Lucent II home has a park view. Some face other portions of Civita or surrounding buildings, making it important to judge the individual unit rather than relying on the building name alone.

For buyers comparing Lucent I and Lucent II, the decision often comes down to the specific unit’s exposure, outlook, floor level, and condition more than a major difference in the underlying floor plans.

What stands out: Modern mid-rise living with select residences overlooking Civita Park.

What to consider: Not every residence has a park view, and the individual unit’s position can substantially affect its feel and value.

Efficient Townhome Living

Marquee

Aerial view of Marquee townhomes in Civita Mission Valley San Diego

Marquee offers some of the more compact and efficient home options in Civita.

Built by Shea Homes, the neighborhood includes 73 residences with one-to-three-bedroom floor plans ranging from approximately 903 to 1,570 square feet. Homes feature private garages, modern kitchens, and select balconies or patios.

The smaller floor plans may provide a more approachable entry point into Civita while still offering attached parking and access to the community’s amenities.

Marquee is also conveniently positioned near Civita Park, Friars Mission Center, and the growing selection of nearby businesses.

Because the layouts are designed to use space efficiently, storage, stair placement, garage dimensions, and furniture arrangement deserve extra attention during a showing.

What stands out: One-to-three-bedroom options, efficient use of space, private garages, and a connected central location.

What to consider: Smaller floor plans may offer less storage, and some homes include loft-style or multilevel configurations.

One of Civita’s Original Communities

Origen

Origen townhomes and landscaped courtyards in Civita San Diego

Origen was one of the communities that helped establish Civita’s contemporary architectural identity.

Built by Shea Homes, Origen includes two different collections known as Sky Lofts and Social Gardens. The homes range from approximately 1,390 to 2,110 square feet with two-to-three-bedroom configurations and attached two-car garages.

The Social Garden homes are organized around landscaped courtyard areas, while the Sky Loft collection offers a different vertical layout and exterior presentation. Oversized windows and open living spaces are common features throughout the community.

Origen’s location provides convenient access to the Recreation Center, Friars Road, and nearby shopping. However, the internal courtyards, motor courts, entry locations, and guest parking vary throughout the neighborhood.

This is another community where the collection and exact home position matter as much as the overall name.

What stands out: Sky Loft and Social Garden collections, landscaped courtyards, large windows, and flexible layouts.

What to consider: The two collections feel different, and bedroom placement, stairs, outdoor areas, and entry access vary considerably.

View-Driven Living

Promontory

Promontory homes with elevated Mission Valley views in Civita San Diego

Promontory occupies one of Civita’s highest elevations and offers some of the community’s most distinctive views.

Built by New Home Company, Promontory offers a mix of thoughtfully designed homes with two-to-four-bedroom floor plans ranging from approximately 1,400 to 2,200 square feet.

The community is divided into two collections. The Heights features courtyard-style townhomes with two- and three-story layouts, while The Bluffs offers a combination of spacious single-level flats and multilevel residences.

Many homes feature large windows, expansive decks, and floor plans designed to take advantage of their elevated position. Depending on orientation, views may extend across Mission Valley, Civita, nearby hillsides, or surrounding development.

Promontory is also positioned near the dog park and Civita Recreation Center. The hillside location provides a more open perspective, although individual residences may have different driveway arrangements, guest parking, stairs, and garage access.

Because the community includes several housing formats, buyers should compare the specific collection, floor plan, and outlook rather than treating all Promontory homes as equivalent.

What stands out: Two-to-four-bedroom floor plans, elevated positioning, expansive windows, generous outdoor spaces, and some of the best views in Civita.

What to consider: The Heights and The Bluffs offer noticeably different living experiences, so compare the floor plan, views, outdoor space, and garage layout for each individual home.

How to Compare Civita Communities

Square footage and bedroom count are useful starting points, but they rarely tell the whole story in Civita.

When I help someone compare homes here, I encourage them to look closely at a few practical details:

How the Floor Plan Functions

A 1,700-square-foot single-level condo can feel very different from a 1,700-square-foot three-story townhome. Consider how much space is dedicated to stairs, hallways, landings, and entry areas.

Where the Main Living Area Is Located

Some homes place the kitchen and living room on the entry level, while others position them one flight above the garage. That can affect daily routines, bringing in groceries, and access to outdoor space.

Natural Light and Orientation

Corner homes, elevated residences, and units with windows on multiple sides may receive more natural light. Directional exposure can also affect afternoon sun, interior temperature, and the way outdoor spaces are used.

Parking and Garage Usability

A two-car garage does not always function the same way from one community to another. Dimensions, storage, water heaters, stairs, and driveway access can influence how comfortably vehicles fit.

Private Outdoor Space

Rooftop decks, balconies, patios, landscaped courtyards, and small yards each create a different experience. Consider how easily the outdoor area connects to the main living space and whether the outlook meets your expectations.

Location Within Civita

Some homes are close to the park, Recreation Center, businesses, or community events. Others are positioned farther uphill or along the outer edges of Civita. Neither is automatically better; it depends on whether you prioritize convenience, elevation, views, or greater separation from central activity.

HOA Costs and Responsibilities

Civita homeowners generally pay a master association fee along with dues charged by their individual community. What the sub-association covers varies, so the total monthly cost and HOA documents should be reviewed for the specific property.

So, Which Civita Community Is Best?

I do not think there is one Civita community that is objectively better than all the others.

A buyer focused on single-level living may pay closer attention to Elevate, Lucent, or certain Promontory residences. Someone prioritizing rooftop space may compare Avella, Altana, or select Lucent and Elevate penthouses. A buyer wanting a stronger single-family feel may spend more time in Apex or Altana.

Those are comparisons based on property characteristics, not recommendations about who should live in a particular community.

The individual home still matters most.

A well-positioned residence with better light, usable parking, an appealing view, and a functional layout may be a stronger fit than another home in a community that initially looked better on paper.

That is why I recommend touring multiple Civita communities before narrowing the search. The differences become much clearer once you experience the floor plans, elevations, outdoor spaces, and surroundings in person.

Thinking About Buying or Selling in Civita?

I have lived in Civita since 2015 and work extensively with buyers and sellers throughout the community.

My goal is to help people understand the details that are not always obvious from an online listing, including floor plan differences, parking, natural light, HOA structures, outdoor spaces, and the location of each residence within Civita.

Whether you are comparing communities, looking for a particular floor plan, or considering selling your Civita home, I am happy to be a local resource.
